It makes the job a lot easier that I am provided with current and correct information, which is about 95% of the time. I have a conversation, place the information in my database and put them on a drip campaign. As I offer everyone a free tour of the city when they arrive, they have an added incentive to keep in touch and let me know when they will be in town. The warm call then turns into a client. If for some reason the decision is to move to another city, I can then refer them to a realtor in that city and receive a referral fee, again giving that extra customer service.
